This is because they are often unaware of the fact that UK estate agents work exclusively in the interest of the vendor and are under no legal obligation to offer support and assistance to the buyer. Nora London is not an estate agent. Indeed, it differentiates itself from a typical UK estate agency as it works in collaboration with, and on behalf, of the buyer, providing all the help and market expertise needed to source and purchase or rent a home or shop in the UK

Nora London represents clients buying property for themselves or as an investment not in London but in any part of the UK. Our team pride ourselves on securing the best properties for our clients and negotiating the lowest possible price. We have expertise purchasing properties for clients off market, off plan, via auctions in sealed bid and competitive bidding situations.

Our search begins following a preliminary meeting, enables us to fully understand your requirements and what is important to you. We can also advise you on local areas, property styles, price per square foot values and current market conditions. 

Following this meeting, we compile a focused and realistic search criteria, which takes into account your requirements and preferences and we share this with you. We thoroughly search the market on your behalf, including properties which aren’t officially on the market. We then preview the properties which closely match your criteria.

Having viewed each property we shortlist those which best suit your brief with honest and objective feedback.We organise viewings at times to suit you. We together do all viewings to show you or your designated person around ourselves and discuss feedback with you afterwards or we can purchase remotely if you don’t need to view

When the right property is found, we advise you on property value and negotiation tactics, and handle the negotiations on your behalf. We strive to more than pay for ourselves by agreeing the lowest possible price and securing you the best property for your budget.

Once the price is agreed, we manage the buying process on your behalf through to completion, liasing with all parties involved. We help resolve any issues, should they arise, ensure that process runs as smoothly and quickly as possible.

Post completion, we are on hand until everything is in place. We also provide you with a tailored moving pack, including a checklist of the organisations which need to be notified about your move. If you are buying as an investment we can provide a full property management service.

Our fees

If, after your initial consultation, you decide to go ahead with Nora London we will charge a commitment fee of £1,500 plus VAT, then we undertake a search for a suitable property. On completion of the sale process we will charge you a commission which corresponds below

Upfront retainer fee for sale:

£2,000 (refunded against the success fee)

Success fee;

based on the purchase price as follows:

Up to £2m:

2% of purchase price

> £2m – £5m:

1,75% of purchase price

> £5m:

1.5% of purchase price

Upfront retainer fee for rentals:

£1000 +VAT (refunded against the success fee)

Success fee:

£ one month rent for residential

(minimum charge £1.500 + VAT)

£ one month rent for commercial

(minimum charge £3.000 + VAT)
